Mater partners with Johnson Controls to implement new data driven maintenance solution

Mater provides exceptional healthcare services to support the needs of the Queens land community. In South East Queensland, Mater has hospital facilities in South Brisbane, Springfield and Red land. Mater’s comprehensive healthcare services include 24-hour emergency departments, intensive and coronary care wards, day surgeries, oncology and respite units, as well as busy medical centers.

Johnson Controls had an existing BMS contract to service and maintain equipment across the hospital’s operating theaters, pressure control rooms, wards, tenant leased areas and teaching spaces.  After discussions with the hospital’s engineering team, and considering the expansion of Mater’s assets, recommendations on improvements to the management capability were welcomed. It was agreed that using new Johnson Controls technology would  enable a more intuitive, data driven process,provide easier access to reporting information and maintenance tasks, including fault detection and energy usage.

Johnson Controls presented an upgrade recommendation to Mater’s engineering department, incorporating a sophisticated new data driven maintenance approach using Johnson Controls Enterprise Management (JEM). JEM would allow the hospital’s engineering team to improve its maintenance reporting capabilities and deliver significant cost and energy savings plus improve plant operation.Working closely with Mater’s engineering department, Johnson Controls designed a solution to meet the exact needs of the hospital, with careful consideration for each of the different types of facilities and spaces within each hospital.

Using data analytics to track maintenance tasks and energy efficiency

Johnson Controls worked with the hospital engineering department to gather the necessary information, then designed and developed a solution that focused on key critical and high priority areas and assets. Data analytics for the building management system (BMS) and heating, ventilation and air conditioning (HVAC) mechanical assets were collated and then input into Johnson Controls Metasys, an intuitive building automation system, before being transferred across to the JEM analytical platform where the information was tracked and analysed.

JEM is a comprehensive, smart cloud-based and cloud-agnostic tool that identifies where building equipment performance, energy efficiency and maintenance tasks can be improved to help reduce mechanical repairs, faults and downtime. Energy output is also analysed to pinpoint where energy consumption is being used and where savings could be achieved by either changing habits or replacing mechanical components. For Mater, it was imperative that any changes were able to be implemented without impacting occupant comfort.

A roadmap for future improvement and growth

With the hospital equipment and systems configured, the Johnson Controls and Mater engineering teams are now able to implement a future-focused service and maintenance program by seamlessly centralising reporting capabilities with dashboard readings that highlight individual site performance and improvement measurements to ensure set KPIs remain on track.

Mater is the first group of hospitals to implement the Johnson Control JEM platform in Queensland, which has also seen the hospitals benefit from additional JEM features, such as an intuitive tenant billing system that has been very well received.

Additional technology enhancements will also allow Mater to expand its monitoring capabilities even further by adding energy, water, gas, and steam metering devices into the JEM platform to further track and monitor the hospital’s usage. This includes JEM Kiosk, a powerful new tool that allows building owners to showcase energy conservation and sustainability outcomes as a dynamic and interactive experience to the public.
